The Real Estate Data Aggregator counted 80 homes sold in 95833 in those three months. That is up 21.2% from a year before. The median days on market was 26. And 38% of homes went under contract within two weeks of listing. That is the strongest two-week rate of any Natomas ZIP code in this period.
Supply in 95833 was tight. The Real Estate Data Aggregator put months of supply at 2.3, down 0.7 months from a year before. Fewer homes for sale, more buyers moving quickly. That combination kept prices moving too. The median sale price in 95833 was $475,500, up 5.4% from the same period in 2025.
95835 had more homes and more days
95835 was busier by count. The Real Estate Data Aggregator recorded 159 homes sold there, up 40.7% from a year before. Pending sales hit 166, up 23%. But the median days on market was 29, and only 25.3% of homes went under contract within two weeks. That two-week share fell 5.8 points from a year ago.
More supply was part of the reason. The Real Estate Data Aggregator counted 145 homes for sale in 95835, up 2.8% from 2025. Months of supply was 2.8. Buyers had more to choose from, so they took a little longer. The median sale price was $560,000, up 2.8% from a year before.
95834 sat in the middle, with one small price dip
The Real Estate Data Aggregator counted 70 homes sold in 95834, down 11.4% from a year ago. That is the only ZIP in Natomas where sales fell. The median sale price was $487,000, down 1.6% from 2025. Not a large drop, but worth noting. Days on market was 27, and 31.7% of homes went under contract within two weeks.
The sale-to-list ratio in 95834 was 100.3%, up 1.2 points from a year before. So homes that were priced right still sold at or above list. The ones that were not priced well likely sat longer or pulled that median down.
